Time matters
Every homeowner's situation is different. Choose what best describes yours.
Understand the paths
Depending on your mortgage, equity, lender, timeline and financial situation, several paths may be worth exploring.
Explore loss-mitigation or home-retention options with your servicer and an appropriate housing counselor.
You may have more equity than you realize. Start with an estimated value and payoff review.
If proceeds won't satisfy the mortgage and related obligations, a lender-approved short sale may be an option.
VA-backed borrowers may have additional considerations when selling without sufficient equity.
Major repairs don't necessarily mean you must repair the property before selling.
Depending on equity and circumstances, an investor sale may be another alternative.
Your goal comes first
Our goal isn't to convince every homeowner to sell. If keeping your home may be possible, Brad & Mary can help you understand the situation and connect you with appropriate housing-counseling resources.
Find a HUD-Approved Housing CounselorNevada Home Relief is designed to answer that question without assuming a sale is the only solution.

Experience matters
Short sales can involve financial packages, hardship documentation, valuations, purchase contracts, liens and repeated servicer communication.
Prior transaction experience does not imply affiliation with or endorsement by any lender or mortgage servicer. Requirements and decisions vary.
Short-sale brokerage service
If your lender approves your short sale, real-estate brokerage compensation is generally paid from transaction proceeds as approved by the lender/servicer at closing.
You don't write Nevada Home Relief a brokerage commission check.*Transactions vary. Other expenses, liens, taxes, legal obligations or transaction costs may exist. No lender approval or outcome is guaranteed.

Ask Brad & Mary
In an approved short sale, brokerage compensation is generally paid from transaction proceeds as approved by the lender/servicer. Other costs or obligations may still exist.
A Notice of Default makes timing important, but it does not by itself tell us which options remain. The next step is understanding your actual timeline, servicer and goals.
Contact us promptly and continue communicating with your mortgage servicer. Nevada Home Relief cannot guarantee that a scheduled sale will be postponed or stopped.
Form 1099-C generally reports certain canceled debt to a borrower and the IRS. Receiving one does not by itself determine your final tax liability; consult a qualified tax professional for advice specific to you.
You don't have to figure this out alone. Tell Brad & Mary what's happening and start by understanding where you stand.
